From hard experience if someone cannot proceed then you must carry on marketing your property. Think of it this way even a proceedable buyer has a lot of hoops to jump through and time to get through where many many things can happen to mean they don’t end up buying your house. But someone who isn’t ready is just going to lengthen the process and that adds in numerous chances for things to fall through. It doesn’t matter how nice they are either, they won’t buy a property simply through a feeling they should to help you out.,,

Also in the current climate a LOT can happen in 4 months, job losses, illness, family illness or deaths, lockdown restrictions...yes these can happen anytime but more likely now. Current climate the best way is to get to completions ASAP to reduce the variables in the chain. Don’t overthink this. If you haven’t found another buyer in a few months then you can go back to them...or they to you. Tell them this, but that you want a buyer who can proceed.

My SD is buying a house with a HTB Isa at the moment, and, as I understand it, you can only put £200 p/m into the HTB pot, then receive a 25% bonus on top, so we're only talking about approx £1k gain before the end of the year, which would make me wonder why they feel the need to wait - £1k isn't that much in the overall costs of buying a house
  • Take a tentative offer and say thanks and that you’ll keep it on the table. That way, you haven’t committed to them but have them on side and can still market your property. They’re not in a position to buy and may also be a dreamer. Give it a month and they’ll come back and say they will have to lower their offer as the ISA ‘hasn’t come in as much as they thought’ or something. You may even find your proceedable buyer tomorrow (they may not be nice, but this isn’t a game of making friends).
