    I'd suggest you start by dealing with the CCJ. Before attempting to proceed with the mortgage application any further.

    You probably have a chance to set aside the CCJ, however, the process can take 4-6 months.

    If the CCJ is registered within 30 days, you can contact the claimant and settle the payment. The CCJ will be removed from your credit file. If the CCJ is registered more than 30 days. Your only chance is to apply ‘set aside’

    Until you have a mortgage offer there's no point in your conveyancer incurring time and expense on your behalf
  • still confused.  
    the suggestion is setting aside the ccj , which will take unto 6 months. then during that time I cant do anything ? ..  which means that I should call off all the mortgage process (by telling the mortgage advisor that I should hold the process until I solve the issue) and give up the property (dont think estate agency/seller will wait for me ?)


  • the advisors said during the process, all the credit checks are okay with my case. but When I read all threads regarding mortgages with CCJ here, it seems to be  impossible to pass the first credit check with CCJ ?  so dont know what to believe and what to do ?
  • When was the CCJ registered?

    If I were you, I would be making an appointment with a good mortgage broker who is able to look at a whole of market mortgage products and would place you with a lender that suits your criteria.

    You still can get mortgage with CCJ. But, the specialist mortgage for adverse credit applicant are very expensive. If you want a good mortgage rate, then sort out the CCJ first.

    To set aside the CCJ is very complex. You must have strong evidence to get it removed.


  • it  was registered last year(2019) .. not sure I have a strong evidence, but I can at least pay it all. 
    it looks like that I better give up the application to ybs for now ?
