We are having an open day but not because we are desperate to sell but more for convienience. Also, with all viwers in one go we can clean the house straight after :)

This is also my thinking re: open house days.

Both myself and my son are currently working from home so individual viewings would be a PITA unless they are weekends or after 6pm. Much easier to get the house sparkling clean and head out for one day so the viewings can all be done at the same time.

more like this 3miles for sale/SSTC
    price...4bed...5+
    0-400 30/37 4/3
    0-425 33/40 4/4
    0-450 40/51 5/4
    0-475 44/56 6/4
    0-500 48/64 7/5
    0-max 78/94 20/19
    425-475 15/18 2/1
that's a decent sample(33)  to gauge the pecking order of the one you are looking at  and a few 5 beds to look at
seems a lot are priced 450-475   but the for sale/SSTC ratio are balanced so could be a lot of people looking but not many ready to buy
what does the market look like for your sale.

also have a look through the sold data
Thanks for this. I’m a little confused by your numbers. I’m assuming it’s Price , can’t guess the middle numbers then those for sale/SSTC.
I forgot the more like this link

the left number is the "for sale/SSTC" is the right number  first column is 4bed only, second the 5bed+
It gives a reasonable indicator of general market conditions and an idea of what people are buying and something to compare too.
you can narrow depending on area if a type dominates you are looking at semi/detached so could remove terraced
eg upto 500k  is 48/62  but just semi& Det 27/42   in the 425-475  goes from 15/18  to 9/16

if you drop to one mile semi&det 425-475  you get 3/3  5 of those are new to the market, with a 450 from Feb now SSTC.
that is not a lot of choice and could be an indicator that 4 bed houses don't come up often, attract a lot of interest,
3bed numbers at 350-400 are higher.

In normal times you expect the numbers to follow the trends but we have had a 3month gap so many that were SSTC prior to lockdown will have completed and been removed.

if you don't get this one track the market and watch for the sale prices coming through to see what people are really paying.

can also help when selling to see what people are buying to make the price attractive enough to get interest

For me, the EA are unlikely to accept or forward any offer as you are not proceedable at this point
I would say so too. Every single open house I’ve been to and offered on readiness to proceed was prioritised. Open house is almost always a) something they expect to be in demand and b) owners want a move on. I get the argument above that some do open house for convenience but it’s sort of the same thing. You expect to sell your house to someone viewing that day. So think if it were you would you accept an offer from someone who hasn’t sold theirs OR a cash buyer or someone ready to proceed. And what sort of difference in money might make you change. If the vendors are moving to another house especially a bigger or more expensive one then they almost certainly want to get a move on.
