Category 3 on Homebuyer Survey

We’re FTBs and finding useful info from these threads.
We’ve just had initial report from our homebuyer survey with the full report to come.
As well as a few Category 2 and 1 issues, they have raised three Category 3 issues:
* Defective chimney stack (bulging one side) – “Risk to Occupants” and leaking flashings.
* Internal doors not closing tightly due to minor settlement on first floor (doors require adjustment).
* Extract fan in ensuite - missing ductwork in loft (moisture concerns).

The first one seems the most concerning. We would appreciate advice on whether this is typical of these surveys or of major concern that we should consider renegotiating price (still waiting valuation from the survey).
