Are you sure you can afford what you're looking for? Add £50k-100k to your search criteria on rightmove and look again. If there are loads, then you either need to up your budget or make a major compromise on something and start another search with the new criteria. You may be waiting for something that doesn't exist.
Or perhaps widen your search.2024 wins: *must start comping again!*0 -
Thanks. We can definitely afford it as things have sold over recent months within our price range that meet our criteria, there is just nothing coming on. We’re already looking up to 50k over what we would really like to spend. We can’t widen our search as we don’t want to uproot the children from their schools etc x1

I would think your only option is to wait and keep searching. If you tell your buyers that you haven't managed to secure the property you want, then at least they're not left in the dark and can decide if they're happy to be patient or not. Of course, they don't wish to lose their buyer as well but if the FTB is also in a position to and happy to wait, there shouldn't be a problem. It hasn't been very long.
I wouldn't buy something I didn't love just so I don't let a buyer down.Credit card: £8,524.31 | Loan: £3,224.80 | Student Loan (Plan 1): £5,768.55 | Total: £17,517.66Debt-free target: 21-Mar-2027

Trust me, covenants mean diddly squat. I have no idea why they write that in on so many new builds, it’s plain bizarreMrh1019 said:Thanks both. Unfortunately some of the new builds round here have a covenant that you cannot park trade vans which is what my husband drives. That’s limiting us somewhat x1 -
I know of several cases where it has been enforced, but this is only while the developer is on site and still has properties to sell. After this then there usually isn't a problem.luis1988 said:

I’ve heard of some being enforced like Sky dishes etc. But never the commercial vans one, still makes no sense to me.Slithery said:

To be fair I find the vans thing offensive. The agent from the new builds said ‘well it’s like someone having a caravan parked outside’ - a) it’s a detached house with its own drive so who cares if it was a caravan and b) it’s nothing like a caravan it’s how my husband makes his livelihood! Xx
