What has your mortgage got to do with your tenants? Do you mean they asked for a rent holiday?Sha45 said:My tenants demanded we take a mortgage holidaybefore government advice to do so
The government never said you should. Most lenders said you could take a mortgage holiday, if you needed it. Did you?but on that day my tenants told me he would be paying the mortgage on the holiday home they had just purchased in France.
So why did you agree to the rental holiday? On the 27th of July we had an email stating that they had vacated our property and that keys would be posted on.
I presume they were on a periodic, so their 1mo notice starts then.We visited the property that day and were horrified the property is in a shocking state and worse than that they have been renovating caravans on the garden and just piled up all the waste behind my shed and garage the shed was full to bursting with empty boxes bubble wrap an old portaloo with waste included piles of rubbish scattered around the garden.
All fair deductions from their deposit, assuming you can prove it.They left owing 3 months rent from the lockdown
Depending on the wording of the agreed "holiday".and another from not giving proper notice I really don't know what to do they didn't leave a forwarding address
The fees for a tracing agent are an allowable cost. The question is whether you want to increase your losses in the hope you can reclaim them through the courts... or whether you're better off just writing it off as a reasonably predictable cost of doing business.
Rule 1. Don't take it personally. It's just a dink in your profit for this year.Sha45 said:I need to know how to find them it's not the money it's the sheer arrogance of what they did I'm a first time landlady and I have to say probably the last this has knocked me sideways 😪2 -
You did protect their deposit? If so,claim through the scheme. Ranting about your ex-tenants will achieve nothing.
