Buyer pulled out, and sent me the survey. So many things wrong it should be condemned.

The guy was not a first time he was a BTL landlord who has a few other properties apparently.
I am not sure why he would consider buying a 1900s victorian terrace and then immediately peace out upon reading the report.

There's been no gutter problems... except where they blocked, overflowed, and made a right mess of the flat root which doesn't need replacing because I've tarted it up but the damage is still visible...
- Recommended replacing the roof of the extension which is 1 storey felt flat roof because of water leakage, however the reason there's signs of water leakage is because the gutter got clogged with loads of mud a couple of months ago. I cleaned it all out and the problem stopped but I suppose there are still signs of where it occurred despite my best efforts to fix the plaster and repaint (the wall was plasterboard which is hard to fix)
As for all the rest... sorry, but you do make it sound as if he hasn't exactly plucked them all from his backside, but there are genuine issues that you're trying to excuse and downplay.0 -
As a buyer "The expensive things - kitchen, bathroom, downstairs toilet, would have been accounted for when I made an offer so I would be ignoring those on the survey. "
As a seller I would have priced it to take these obvious things into account and would not expect a further reduction for stating the obvious.
