Yes, unfortunately neighbours aren't a very reliable source of information....
I had a problem recently with a neighbour who has recently moved into a bungalow whose wall forms the rear wall of my garden. She is in her 80's and confused. She called the Council, stating that my back garden is 'No-man's land' and that there is a tree on it which is undermining her foundations. As it happens, I'm in the process of selling my house and so when the Council representative visited I could show him the Title Deeds clearly showing that it's my garden; that there are no trees on my property and no cracks or any other damage to her wall. Luckily it was resolved without anything in writing, and I've heard nothing more from her.
Apparently another neighbour - this one in her 90's and confused - had told her that the gardens along the back of our terrace didn't belong to anyone....
