New build / off plan worries - garden directly facing side of neighbour’s house

    If it’s like ours ( but in reverse)   it will have sun on the front all morning and if there are windows/doors on the SW side they will have full sun till 2/3 pm this time of year.   My kitchen door and landing window face South and overlook my driveway down the side of the house,  I have a parasol set up outside the kitchen door and a sail shade on the decking to the rear of my kitchen that partially shades my conservatory, which faces 75’ East.
    The sun rises directly into my conservatory and kitchen and into our bedroom and bathroom.
    The blackout blind in our room is like a radiator from 7am. Our back garden ( your front)  is 10 metres from the back of the conservatory and has full sun till 1/2 ish then gets shaded gradually but our decking at the bottom stays in full sun till the evening as it faces pretty much due west and the houses are staggered back. 

  • Thank you all so much for your comments and advice! I really appreciate it! The houses are pretty cramped but I guess that’s standard for new builds these days. I’ve managed to get a site plan and the two plots that we are considering are marked with red crosses. You’ll see that the NW facing garden seems better but is overlooked by the side of the house. If the garden was bigger I wouldn’t be too worried, as the pictures you have shared shows that it’s not a problem with a large garden. Using all the shadow calculators available on line, we won’t get any sun on the NE facing garden after 12pm (and that’s in the summer). My hubby is certain that we would get some sun in the NE garden, and doesn’t believe the shadow calcs, but that’s all I have to go on. Typically, it would be better if the houses were on the east side or the other house wasn’t overlooked, and garden so small, but it is what it is. I welcome any comments or advice on the two plots as I’m really undecided. Looks like we are going to have to accept we aren’t going to get the perfect aspect.

    I think mine is a similar angle to yours. I have sun in the back garden all day starting from the bottom and working to about 3/4 of the way towards the house. I don’t get any sun on the last 1/4. The sun is always to the left side in summer it starts in the front and moves to the back where I’ve drawn the arrow. It goes down behind the rear left neighbours house quite late in summer. If you’re is similar then the side of the neighbours house may not block the sun.

  • Thank you, that’s really helpful! So you don’t tend too get any sun on the patio directly attached to the house? Our garden will be much smaller than yours, so may get less sun, but I think the plan would be to put decking on the top left corner so we could try and get some sun either at the patio or at the top and that’s in line with what you have said which is good 👌

    The bottom right plot is a bit more north orientated than ours but not by much and its a similar layout to ours.  We get sun in our garden from sunrise through to about 5pm. We lose it off the patio at about 2pm and it gradually works its way to the bottom of the garden.
  • I think our garden is about 13m long but has the same view of the side of a house and I’ve not really given it a second thought other than I feel it’s more private and quieter because it’s one less garden worth of people to be joined on to. I don’t think it’s any worse than a view of the back of someone’s house.
