Damage To Mattress In Rental Property

Hi,

My son is about to quit a rental property. We have been busy cleaning and checking everything, when we discovered there is 3 small orange ink spots on the mattress apparently, he fell asleep on the bed with a pen in his pocket which burst and managed to come through the mattress protector.

The mattress was new 8 months ago when he took the lease, checked it is a John Lewis Classic 600, that currently retails at £299, anyone any idea what the inventory firm are going to deduct from the deposit for this?

I would suggest that they shouldn't deduct anything for it. If the spots are small, they may not spot them (no pun intended).
If they do spot them, some "wear and tear" is to be expected - accidents happen. The landlord is not allowed to deduct for fair wear and tear, which is usually understood to mean the wear to carpets, and the surface of soft furnishings due to normal use. They can argue that a pen leaking is not normal usage, and that greater care should have been taken, but I would be inclined to argue that they should treat it as fair wear and tear if there is no other damage in the property. If there is a lot of other damage, they might dig their heels in over these spots. I would suggest that a deduction of £25 is appropriate as the nature of the spots is known to be ink (and nothing else) and the usability and comfort of the mattress has not been compromised in any way.  Don't forget the agent/landlord is likely to just flip the mattress over to conceal the spots from prospective tenants.
The comments I post are my personal opinion. While I try to check everything is correct before posting, I can and do make mistakes, so always try to check official information sources before relying on my posts.

    I second that idea.

How much is a second hand mattress? That's probably what you're due. £0 - 50 max?

Nobody will care if there's a few orange spots on it, surely?

The spots wont affect the working of the mattress, be a different story if a leg off a dining chair had broken.
