Rattled the buyers solicitors feathers?

  • I am in exactly the same position, I'm the seller and waiting for the buyer's solicitor to pick up the pace with his enquiries.  He applied for searches on 28/07 and according to our Local Authority they should be done in two days! So should have them by now.  I asked the estate agent to speak to the buyer's solicitor (just to "check in") and she confirmed that the buyer's solicitor is waiting until the searches are back before submitting enquires to my side. I had a single solo enquiry two days ago from the buyer's side requesting a colour copy of the lease (due to the LR having a poorly scanned black and white copy missing out colour details on a parking space).

I'm not sure now if the searches are back and that was the first of several enquiries (although it's been 2 days since that single enquiry with nothing more from the buyer) or if that was just a one off whilst waiting for the searches.

But I sympathise, particularly with the threat of a second wider lockdown looming large, I do wish the buyer's side would get their skates on! I am also in contact with the buyer via SMS but am avoiding texting too often as I don't want to annoy the buyer

    Thanks for the comments.
i take them all on board.
Originally just I was helping to try and speed things up a little but understand now why I shouldn’t be in contact.
Will refrain going forward and will await contact from my solicitors about a date.
(next it’s the buying house process!!)

It's the hardest thing in the world to do - it shouldn't be, sitting back and put your feet up whilst the solicitors you and the buyer are paying for do their jobs, but it's the lack of oversight and reporting I find that makes me unnerved!

I’m advised, as one cannot be provided to get a EIRC report completed, what do these normally cost for a four bed house ?

Also, a central heating report? Is this like a boiler service?

You shouldn't be contacting the buyer's solicitors directly, but you are perfectly entitled to contact the buyer directly.
Appears that they would not to have direct contact. Perfectly understandable. Relationships can soon become frayed at what can become a stressfull situation. .

Have you ever accounted for how you spend your working day in 5 minute segments?

From experience the only thing that helps speed up the process on the enquiry stage where the seller needs to send across certain documents is to
    - ask your solicitor what these documents are
    - tell seller exactly what questions/documents are required and ask the seller to send these to their solicitor and confirm they have done so
    - call your solicitor later that day and ask if they have received

I have had to do this when it came to the point my solicitors were not being proactive in chasing but rather defaulted to ‘the seller’s solicitors have yet to reply to the questions/documents requested).‘

What took the whole of lockdown plus 3 weeks after lockdown I managed to get all sorted within a day.

I would not advice direct contact with sellers solicitors.
