    @Buymeahoouse you are an EAs dream potential buyer, they pushback on price, you keep increasing it until they get to find out what your maximum limit is.

    @bethymai not all EAs put SSTC / under offer on the properties, depends what the seller wants them to do.
    Regarding why one person above said they won't sell to FTB, you only need to read through the threads to see. Panic, uncertainty, threats to pull out, indecisive, unrealistic expectations and numerous other things.
    Mortgage started 2020, aiming to clear 31/12/2029.

    It's so hard to tell whether EA's are playing games. 

    What's in it for the agent? They've already spent a year marketing and attempting to sell this property. Contrary to what is often a common belief these days. Time is an expensive commodity. People would much prefer to be doing something productive with it. 
  • @MovingForwards Unfortunately for them, those properties are still on the market. A smart man knows when to stop bluffing, a stupid man can't bluff - and a stupid man who thinks he's a smart man doesn't know when to stop.
    @Thrugelmir I thought the same thing but both of those properties are still for sale despite supposedly having offers above the asking price - neither ever went STC.

    Probabiy  they had the sort of seller who posted in here the other day, rejecting offers above FAP because now they have above FAP offers they think they put their house on at too low a price and want more. 
    Add to that, they haven't found somewhere to move to yet and so haven't concluded the sale since they would neeed to go into rental so are in no rush.  
    Most likely one or both of these explanations. 
    Some of these sellers will never move. Time wasters.

    If they're not telling the truth, then the vendor still hasn't sold their house, despite having an above-asking-price offer. The agent gets no commission until a sale reaches exchange.

    So who benefits from that...?
    Mum's viewing is tomorrow morning and they've not phoned her to cancel it, unless they're just leaving it til last minute. 

    This is exactly why I'm confused as it wouldn't make sense, I'm just wondering if they were trying to inflate the price by more than our offer and weren't happy with the amount we offered and so just rejected it. 

    I just loved the house and may be clutching at straws!
    Go to the viewing with your Mum, don't let on that you already offered. See what they say. Ask some direct questions, any interest? offers? vendors position etc. Then you can speak to the agent - frankly!
  • One reason why places go under offer but never seem to sell are isssues on survey. You may find that other offers were accepted and buyers withdrew because of expensive problems which the vendor wasn't willing to renegotiate on.
