  • I was really worried as our buyers had offered in June, but couldn't get their application in until almost a month later due to their broker not being able to get the application in. It kept crashing constantly. However, when in it went to approved subject to valuation immediately and offered 24hrs after valuation so it was less than 4 days all in. There's a few people saying similar so I think if they are simple employed cases, good affordability etc then they are being offered very quickly once you get them in.

    Yes, I went through this issue as well. I was looking for an 85% LTV. I already have a mortgage with HSBC so looking to port my original mortgage and purchase a second product. Tried going the broker route but ran into the same issues. I already had a mortgage appointment booked before I decided to try the broker - it was scheduled for the 31st July (at the time of booking this was a full 2.5 weeks away) Then the broker had issues trying to access the system at 8 am, I was worried that it was because I also had a later appointment booked, and so I cancelled it!! Big mistake??  - you might think so, but read on...

    So after trying for a few days with the broker to no avail, we mutually decided that it would be quicker for me to go direct (no charges from the broker so that was good). I rang up HSBC to book an appointment and explained how stupid I'd been about cancelling my appointment on the 31st. They looked on the system and lo and behold a couple of slots came free and promptly booked me in on the 29th July (about 5-6 days later). Mortgage approved same day subject to valuation - although still waiting on the valuation to be done...

    So my advice (as a non-professional) if you are looking for an 85 or 90% LTV would be to go direct and ring daily to see if you can switch your appointment to an earlier day.

  • Hi - I feel your pain! I applied direct but had weeks of problems with HSBC website, my first application corrupted and when I restarted the process waited 2 weeks for the zoom appointment. After that it's been really quick for me - I was approved on the call and full offer received after valuation 6 days later. I'm not sure of your circumstances but I've seen on other boards today that direct mortgage applications after 16th August for 10% deposit will not be allowed and they want 15%. They are continuing to take 10% applications but only via Brokers. I've not seen anything official, just seen it on the mortgage forum. Good luck :) 
  • I applied to HSBC without a broker and had no issues, very smooth process. But that was pre-covid so maybe that's influencing things? Fingers crossed it speeds up a bit for you.
  • I applied for my HSBC mortage wihout a broker on 31st July and at first had an advisor appointment for the 28th August but managed to ring up and get it to the 21st. They're one of the biggest lenders on the market with really good rates. In the discussions on the mortgage board a lot have had a quick turnaround after the appointment but every case is different.
