Extension Advice

Hello all,
We have a 3 bedroom semi-detached house at the moment and the box room is fairly small (2.6m x 2m).
We are thinking of extending over the garage and are considering the following 2 options.
Option 1
Have 2 bedrooms over garage. Bedroom 1 - 3.46m x 3.5m and Bedroom 2 - 3.72m x 3.5m
Option 2
1 Large bedroom with ensuite. Bedroom will be 4.6m x 3.5m with 2.5m x 3.5m ensuite.
Our budget is around 50k. We already have a second bathroom downstairs so wondering whether 5 bedroom house or 4 bedroom with ensuite works out better long term.
Any advice is appreciated.

Whichever you prefer, it's your house.
In practice - a five bedroom house with only one bathroom on that floor? It would be unusual.Tall, dark & handsome. Well two out of three ain't bad.0 -
Compromise? 2 slightly smaller bedrooms with a Jack and Jill bathroom? Can you manage with bedrooms of around 11'x8'? Not sure how the plumbing would configure with your existing soil stack and drains though.
OR go with option 1 and convert the box room to an en-suite / 2nd bathroom?No man is worth crawling on this earth.
