Lots of viewings but no 2nd viewings - what can I do?

    Ha I wouldn't dream of letting the dog run around during viewings! My husband takes dog and toddler out at least 10 mins before viewers are due to arrive, as well as sticking dog bed etc in the car. The only carpeted area is the stairs and upstairs landing but the dog isn't allowed upstairs. I don't think it's a dog smell issue that's putting people off but good suggestion on buying lilies to scent the house, Scotbot, thanks.
    I did feel the £135k asking was a bit optimistic so at the weekend we reduced to £129.5k but we've only had one viewing request since then. Maybe I just need to be a bit more patient...

    When we conducted the viewings on our last house we did have the dog in the house and it can't have done much harm as there were six viewings of the property over the weekend it was for sale (went live on Friday afternoon) and five offers on the table by Monday morning!

    Mind you he is a bit of a clown and loved helping to show people "his" house. Especially the bedrooms, he wasn't allowed in the bedrooms under normal circumstances!

    Wow! I wish our viewings went as well as that! I always thought having a dog in during viewings was a huge no no but I guess with the right dog it might not be an issue. Our dog is lovely but gets very very excited when visitors come round, so at best she'd be a distraction to viewers and at worst would scare off potential buyers. So it's a trip in the car for her every few days which she also enjoys :D

    Houses were massively overpriced in 2016, economic "shocks" since than have made those valuations look very optimistic and out of touch, if you want to move you might have to forget about what you paid and just sell it?

    I said valuations since them look very optimistic and out of touch (luckily banks and surveyors are now applying the brake)
    You seem very concerned that house prices might drop, if a key worker -  ambulance driver, nurse, fireman for example could get a house at 2016 prices or much cheaper would that concern you, do you think that is a good or a bad thing?

    When we were selling our last-but-one house the photographer sent round by our EA wouldn't even countenance our sweet old cat being in the garden photos which were admittedly very much *lifestyle* pics :'(

    And we were instructed by the EA to remove all evidence of our other two (house) cats when viewings took place so we popped them and their associated gubbins into the car and parked it on the drive for the duration of viewings.

    Tbh, this was a good idea as when selling the house before that, our EA managed to let one of the house cats out of a bedroom window...... luckily our garden was very secure and she was waiting by the back door when we returned home.

    Seriously, heavily scented flowers are probably a good idea when dogs and their smells are involved - I know, we now have two that are not supposed to smell much, but do - but not plugin air fresheners as that's a telltale sign of trying to disguise nasty niffs, lol!
