    I'd be fairly keen to agree to get out of this one.
    Landlord is all over the place which is not helpful either.

    So tough times.
    Have you put an advert on spareroom or Gumtree, Facebook or spoken to a lettings agent in the area.
    There are currently 1,500 adverts for men,  women and couples looking for rooms to rent in Manchester for instance.
    Which part of the country is this property in  ?
    How much is the rent ? 
    The Landlord has allowed you to stay provided you can find a replacement tenant so why aren't you doing that ?

    saajan_12 has summed up the rather uncertain legal position and possible current status of the tenancy.
    I'd suggest that if you want to stay, you find a new house-mate, and (assuming that person is acceptable to the landlord) agree /sign a new joint tenancy agreement toput the contrat on a proper footing. New inventory; new deposit; etc
    If you want to leave, I suggest you do so asap to avoid the risk of the LL claiming ever-increasing rent arrears based on the full rent of the original tenancy (which was never properly ended).
    Subject of course to your either serving proper notice or agreeing an Early Surrender with the LL.
