Building Reg Indemnity Insurance

Hi 
my buyers solicitor is  requesting I purchase one from them at a cost of £175 i have asked why this is needed and they say because i am unable to to trace work done.
I had my windows replaced which was over 11 years ago and a boiler installed about 5 years ago which i have service history of serving every 12 months  and safety cert from when installed.
I was told that the indemnity is unenforceable on work over 10 years ago anyway so i honestly don't see the point, I can also get cover myself for £35 but they are saying that it may not be signed off by them
The same company of so is dealing with both if us although different solicitor   through premier properties and have added an arrangement fee on top the the policy to arrange it which i feel is a bit of a con 

anyone advise me where I stand with this please

    Always a mistake to use the same solicitors as the other party, but probably a bit late to do anything about that now.
    I would just tell them the works are out of time for any enforcement action by building control, and if your buyers really think they need an indemnity policy they can pay for their own.
