Waiting for buyer to sign his contract

Options
Hi All

Just a quick back story. Our house was up for sale in February, we had over 30 viewings and no offers as we dont have parking close to the house. After lockdown lifted the Estate agents we had it for sale with called to say they are closing down and so we removed the house from the market and decided to just stay put for a while. About a week later we recieved a letter through the door from a man wanting to look at the house as he had seen it on Zoopla. We ended up agreeing to sell to him, he is a first time buyer. 8 weeks down the line me and my wife have signed the contract for our sale and purchase so has our vendor.

All the way through we have updated our buyer via text and he replies about a day later and never updates us on his side. Now my wife and I and our vendor are waiting to exchange as we have all agreed on the 7th for completion. My solicitor has spoken to his and she says she is going to get him in to sign the papers. When I updated him yesterday and asked if he was signing so we can exchange this week he said that the last thing he heard from his solicitor was that they are still awaiting enquiries (these were answered on the 8th of July) and that's the only thing he has heard.

I called our solicitor again this morning and she said she had checked with his side and that they are going to get him in to sign as they said last time. I sent him a message this morning telling him what I have heard and I have since heard nothing from him. We are concerned that he just wont communicate with us and his solicitor is telling him one thing and we are hearing another..

What are everyone's thoughts on the possible outcome of this?

Cheers

very common but made a bit harder by lack of agent to mediate.
Property sales always take longer than peple want or expect and patience is always requird. Exchange dates and Completion dates can never be relied on until Exchange has actually happened.
It sounds like he may not understand the difference between him signing the contract, and Exchanging- hence perhaps his reluctance. Or there may be some other reason for the delay.
Just be patient but accept there may be a delay....

When i was selling my property i was away from the property a lot, and despite telling the solicitor to email me to let me know if they sent anything to the address, there would always be some paperwork  that needed my attention when i got back to the property.

Maybe this is a similar situation. Or maybe he is just delaying.
