I need advice!!!! Please. So in march we decided to apply to santander with one years accounts. Broker was positive he could do it! We applied self employed accounts, and a second income from employment( my partner has a job as a merchandiser, basically making sure stock in factory of clothes are delivered and made on time. Altogether he earns 60k are year. They rejected him. Applied to Halifax and accord, they both rejected. In all of this I was saying 3 rejects are wrong for broker to do, there's a pattern here. Fast Forward to June I asked him to go with another broker, this broker has a great reputation! They corrected the error on accounts which broker picked up on so accountant fixed it and we applied with nationwide. They asked for 6months pay slips, and 6 months bank statements and his 2 Yr self employed accounts. Asked for employment contract. Went to head office for decision, rejected again. (arrhhhh)
Now option, 1) rent for few months and apply from natwest (he Banks with them last 15yrs) however only apply with self employed accounts and not his secondary job and go for smaller house.
Option 2- apply with natwest, apply with him and my name, however my credit file has very little history.
Your answers are really appreciated as I'm soo confused now.

Self-employed applications are getting a lot more scrutiny due to the current climate.
Were the applications declined at DIP stage or on submitting applications?
Where did you find your brokers?
What advice have your brokers given?
Why did they say you were rejected?
Have you both looked at all 3 credit files? Free from credit karma, Clearscore and MSE credit club.
Are there any late / missed payments?
Any defaults, arrangements to pay, CCJs, IVAs, bankruptcy?
How much does your partner earn from the self-employed job?
How much does he earn from his employed job?
How long as he done the employed job?
Is that full-time or part-time?
Has he taken the grant or bounce back loan?
Any credit card, loans, PCP, HP, lease etc? If so, what's the monthly payment / outstanding balances?
What is your income?
Is yours an employed or self-employed job?
If self-employed, have you taken the grant or bounce back loan?
Full-time or part-time?
How long have you been in your job?
Any credit card, loans, PCP, HP, lease etc? If so, what's the monthly payment / outstanding balances?
How much is the property you want to buy?
Any children? If so how many and are any in nursery?
Sorry for all the questions, but you didn't put much information in for anyone to comment.Mortgage started 2020, aiming to clear 31/12/2029.0 -
They were accepted at decision in principle and taken all the way, brokers both helped with buying of sibling houses and were very good.
Accord was not happy with second job and santander were not happy with the self employed accounts. Broker had the errors corrected before going ahead with nationwide this time. All applications went passed valuation, also nationwide took all wage slips, statements, employment contract. Then decided no. Credit file is clear no late payments, self employed work is a post office which money goes into the bank monthly. Declared income is correct at 28k. Then he works his second job 4 days a week at 30k. We had a 57k deposit, an house was 285k. Payments a month was car lease at 350 a month. Not much outgoings for him as I handle the bills. He has no credit cards.
This is why I am wondering if the second job is hindering our chance of a house at all. Credit file only has natwest banking on there with an overdraft of 1500 which gets used and put back and used again.
Credit file is on fair since all the hard searches.
Hes been in his second job from November last year. Don't know if that's good but full time at 32 hrs over 4 days
For me, I have dependants so I wondered adding me would have made it difficult, although I earn, I work in his business I have a basic bank account. I assumed I would have needed a history for a while on credit file before I added myself. I earn 18k.

What "errors" were corrected in the accounts? Presumably these had already been submitted to the HMRC.0
