in 1 Month and 2 Weeks Exactly My 1 Year tenancy agreement comes to an end, Today I received a Letter from the State Agent that manage the property telling me that the landlord is happy to to enter into a new fixed term agreement but ask me to reply with in a week. but no mention the option to enter in to a rolling contract. I'm in the process of buying a property but haven't set an exchange date. So If everything go well and we end buying the property I may need a couple of extra weeks before move in, I should know this with in the next 10 days.
Do I really need to answer the State Agent with in week? What are my rights at the end of the tenancy agreement? If I don't sign the new agreement do I need to leave the property by the end of the contract?

I'm in a similar position and I'm just waiting to hear exchange/completion dates; trying to hold off replying but we've not been given this one week deadline. I'd either say you'll get back to them ASAP or just don't respond and wait for them to chase.0

Do nothing: ABSOLUTELY NOTHING!As long as you remain living in the property (as is your absolute right) a periodic, rolling, tenancy will carry on. Thatcher's 1988 Housing Act says so. A landlord/agent cannot (may not, legally impossible to) prevent this happening.'sfunny how many agents and landlords pretend not to know about this.Especially wise to continue as periodic if expecting to buy. Yes I'm in that position too... sitting tight and keeping quiet. LLs hate it because they don't know if they'll have continuing rent and EAs hate it because they can't charge fees in negotiating a new agreement.0

And in one month, two weeks, and one day... you start on a rolling tenancy automatically. With the same tenancy conditions, and only one month's notice required from you, but three (currently) from the landlord.3

I hope you don't mind me mentioning but its a letting agency or estate agent. Not a State Agent. Also shortened to LA or EA.3

I'm in the same position too. Only the landlord has asked for a rent increase from Sept 1st. I am likely to be there if I haven't bought by then, so should I just pay the increase?0

Though if the contract continues as a Contractual Periodic Tenancy (as opposed to a Statutory Periodic) then the tenant's notice is whatever is specified in the contract.And if it is a SPT, it's one full tenancy period's notice, not one month. These minutiae may not be relevant at present in terms of the ending of the fixed term, but could be critical if/when the OP wishes to leave.As Slithery says abovePlease read...
