HSBC will wish to see copies of your full year end accounts that were prepared i.e. the same version that was submitted to the HMRC,

I would consider a broker if you need some hand holding. Bare in mind HSBC are amongst the strictest lenders around

    • Your last 2 years’ finalised financial accounts  --> Company accounts given to you by the accountant.  Not the document submitted to HMRC. The one the accountant prepares.
    • Last 3 years Tax Calculations and corresponding tax year overviews and annual portfolio statements >> Is this self assessment SA100??  3 years SA302 and Tax year overviews.  If your accountant does your personal tax returns as well as business ones then they will have to provide this to you.  If you do your own personal returns then you can get these from your self service tax account.  Annual Portfolio statements is because I assume you have declared some personal investments of some sort?
    • Evidence that you are currently contributing into a pension >> Why this is needed..?, I haven't got one! whats the impact??  Are you taking the mortgage past state retirement age?  If so then you have to show some form of pension contributions.  If you cant then they will most likely reduce the term down to max for state retirement age and recalculate max loan
