Hi,
FTB here, so sorry for a possibly silly question. I keep seeing people mention ‘searches’ but I am not sure if this is something I need to be actively organising? Buying in Scotland is this included in the Home Report, or is this something my solicitor will be doing? If so, will they tell me the results, or only if they bring up an issue?

Your solicitor will deal with it. In practice the seller's solicitor gets them and sends them to your solicitor.1

That stumped me too as they were not listed on the solicitors quote.
Having so much done by the sellers does make a difference to the speed a purchase can get concluded, depending on the seller / their solicitor not being on the go slow.
