The square footage has never made the slightest bit of difference when I've viewed/bought. Location is first, and room sizes are important along with layout. I would never pick a house over another cos it's X square feet bigger than another.
Maybe that would be different if I was buying a tiny studio or one bed.
I'd far rather trust my eyes as to whether something is big enough, or laid out well, for my stuff and to live in.2024 wins: *must start comping again!*1 -

While EPCs for existing buildings are pretty useless, EPCs for new builds are based on very accurate inputs. Floor areas are measured from construction drawings, but would include areas of low ceiling height etc that wouldn't normally be included by RICS surveyors.0
