I wouldn't trust EPCs as far as I can throw them. I've mentioned before on the board that I've seen assessors walk into a property's hallway, guess everything from what they can see about the age of the place, ask a couple of questions about the boiler and walk right out again.eidand said:0 -

The square footage has never made the slightest bit of difference when I've viewed/bought. Location is first, and room sizes are important along with layout. I would never pick a house over another cos it's X square feet bigger than another.
Maybe that would be different if I was buying a tiny studio or one bed.
I'd far rather trust my eyes as to whether something is big enough, or laid out well, for my stuff and to live in.2024 wins: *must start comping again!*1 -
I didn't read it all for the last house I purchased. As soon as it made any reference to anything modern I ignored it is it clearly is just a tick box exercise which must not involve the assessor opening their eyes when inside the house.princeofpounds said:

While EPCs for existing buildings are pretty useless, EPCs for new builds are based on very accurate inputs. Floor areas are measured from construction drawings, but would include areas of low ceiling height etc that wouldn't normally be included by RICS surveyors.0
