two land registries, one sale

Hi I have tried to see if this has been asked before but couldn't see anything.
I am purchasing a house but the sellers purchased a small passageway to the side of the house from their neighbour some years ago it is approx 6 foot long and 2 foot wide they made a pantry out of it. 
My conveyance solicitors are saying this constitutes a second property and are stating I must pay twice with additional costs of 372+VAT plus 257 for disbursement this includes land registry additional searches and drains.
Is this just my bad luck or bad conveyance solicitors?

    It's your solicitors trying to (semi) rip you off. There's absolutely no need to get separate searches, they can order one search covering the whole property. 
  • Thanks @davidmcn I kinda thought as much ( I understand I have to pay the disbursements)
    They are claiming legal requirements
    They have already got the original search and now have to cover the additional 6 foot of land as it is a legal requirement.
    I don't know if they were told about both by the sellers solicitor but their property information document does state the purchase of additional land.

    OK, if it came as a surprise to them after they had ordered searches that's slightly different. But still rather pedantic - it's incredibly unlikely that an adverse search result is going to affect this extra bit and not the house itself. And I would expect things like the drainage search to show the surrounding area anyway, so it ought to cover the additional bit already.
