How to find out if my house has development potential

My house is quite big and on a reasonably large plot.  I’ve noticed that there has been instances locally of houses/gardens being bought up to build more, smaller homes and would like to explore this as a possibility.  We are not opposite other houses and are set back from those on our side of the road.  Probably I sound greedy but I wouldn’t know where to start exploring this possibility.  Anyone done this before?  Had anyone got any (kind) advice?

    Get a good clear aerial plan of your house and how it sits in the land. Draw which bit you think you would sell.

    Then ask yourself if you would really want to live next door to the building work, then people moving in there...

    Ask yourself what you would get for the plot, and how badly it would reduce the value of your house.
    Do you have a mortgage? How big?

    Check to see which EA sells those types of properties in your area - perhaps by checking Rightmove.

    It's likely to be the more well established EAs, perhaps affiliated to the RICS - rather than the EAs from national chains in shiny suits and vinyl wrapped minis.

    Tell them you're wondering whether your property has development potential, and ask their opinions.
    • Many EAs know their 'patches' very well, so they might even know your house and give an instant opinion.
    • Others might look at google maps etc, and give you an opinion.
    • Others might suggest they come and take a look.

    As a number of EAs have explained to me, they'll do this speculatively, in the hope of making a good impression, so that you'll "think of them" if/when you decide to sell.
