What are the likelyhood my real mortgage application gets accepted?

Hi Everyone, 
I would firstly like to thank the many people in this community that have given me great information and pointed me to brokers and other helpful people in my search for knowledge. 

So that being said.... my situation is this, im 36 years old and have a deposit saved for a property around 30k. Now what I want to do is a mortgage in principle this weekend with a broker and see how much I am able to borrow. My salary for my kind of job is around 30k I am looking for a job that will pay me 35k or more. I have never taken out loans, finance, etc.. so have no record of loans, I have been using credit card to build up my credit score like capital one and amex for the past 3 years and always pay in time at the end of the month in full. 
I have no family and my expenses are just on my own food. So please give me any advice what I have to do so I can get a mortgage in 12 months time. I hopefully will save a bigger deposit aswell but I need a lender to lend to me with a reasonable interest rate. Thank You everyone. I hope the Brokers will be able to help me also 

The value of property I want is around 190k this is my budget.

  • I'd run a hundred miles an hour in the opposite direction if you asked me to lend you money with so many ccjs.
  • Are the ccjs satisfied?
  • I would speak to a mortgage advisor in the first instance as CCJs aren’t an absolute no no for lenders, it depends on your overall credit score.

    I would not waste my time doing a DIP when not even wanting a mortgage for another year.
    Criteria has changed a lot and quickly since Covid. Your best bet is speaking with a good broker, find out what was needed pre-Covid days to get a mortgage in your situation and how it changed during Covid.

    Concentrate on saving and getting the CCJs removed, or whatever you decided after posting on the parking forum, then when you are in a position to go for a mortgage, do the DIP.

    As I said before, I had my broker a long time before being ready to apply for a mortgage, his advice was invaluable and I got there. The only time a DIP was done, was when I was ready to start looking for a home. I got my DIP, viewed a property a few days later, made an offer a few hours later and then left it up to my broker to secure the mortgage and my solicitor to do the work when the mortgage offer was received.
    Mortgage started 2020, aiming to clear 31/12/2029.

    CCJs do stay on your credit history for 6 years from the date they were put on. As time goes by the impact reduces.

    Your credit score / rating is not seen or used by any financial institution as they have their own internal algorithm for scoring applications.

    I do not see what you would gain from doing a DIP now, when you are not looking to buy until next year. Lenders criteria changes and meeting / not meeting it now, doesn't mean you will / will not when you are ready to buy.

    A DIP is only valid for 28 days / a month.

    A good broker will talk you through everything and place you with the right lender for your circumstances.
