eBay Automatic 'Item Description' Text on Mobile App -- How to make it work?

Just getting back into eBay selling after a long break...

Viewing my listings on the Android app, the Item Description (ie the summary on the main page) makes little sense, as the ebay software has picked out a few seemingly random sentences to use from the full description.

Some years ago, I found this ebay help page which purports to describe how to control the text that is picked up for the summary:

Trouble is, that didn't work in 2017, and I still can't get it to work!

When you view the full item description on mobile, it looks fine, much as the desktop appearance. (I am being careful to not go overboard with formatting!)

Can anyone please give me some help with how I can display the summary as something -- anything -- specific for mobile users, rather than leaving it to eBay bots?

(I am familiar with HTML, and I have sold hundreds of items on eBay in the past.)
