    You seem very emotionally affected by these viewers - which is I guess why they put in all their explanation, rather than a straightforward amount offered and nothing more.  It seems early days to doubt your valuations - all you need do is say no thank you. So, they didn't really like it - not everyone will - and the valuation will reflect what it is worth to someone who does like it and the work you had done.

    How many viewings are you getting? That is an indicator of whether it is a fair price or not. 
  • You are absolutely correct in thinking that they are cheeky and if it were me I wouldn't even bother entertaining any further offers from them. If they're asking for 50k off now after one viewing imagine what further reductions they'll be asking for after a surveyor has been in!
    Whatever cosmetic changes or non-essential renovation work they wish to carry out is nothing to do with you and should not be coming off the price of the house.

    That's all I wondered.
    If the electrics needed doing or the boiler was buggered fair enough, but to their taste i don't think so.

    You are going to have to stop being quite so emotional about this property if you are going to sell it and start to look practically at it.

    How does your £330k asking price compare to other similar properties in the area?

    No but it does mean it's not derelict or a do er upper, that was my only point. 
    New kitchen, bathroom, electrics, damp, garden, every room replastered.  It does make a difference.  
    "Spent £70k" doesn't say a thing in and of itself.

    You could have spent a couple of grand on materials and done a lot of DIY, and had a far better end result than being rushed for £70k by cowboys who've left the place borderline uninhabitable.

    The end result is what matters - and that's included in the "How does it compare?"

    Because my ex husband would bloody take their offer if it was up to him.  If the agent sent two of those type of viewers around i'd be screwed.

    It's top end, I'm no fool i'd take £310-15,000 - £280,000 you couldn't get a 2 bedroomed house here for that.

    My daughter has just spent more than £50K on an extension to her house which, currently, MIGHT add £30K to its value.  One person's improvement is another persons demolishing job.
