Have you raised it with the estate agents? They probably deal with these situations all the time and will be able to put pressure on. I would be very annoyed if I only found out on exchange day.0

We asked about this at initial viewing and were told that she’s actually spent lockdown living with the friend and pops back to the house to check things over and cut the grass etc so she’d stay living with said friend until finding the property she wanted.
We said that we were pleased to go with the no onward chain route as wanted to get in fast and get the kids settled before school starts
so when we offered it was on the basis of a quick transaction from both sides as we are in rented.We have said to ourselves that we’ll allow a weeks slippage but then have to balls up and ask for the original agreement.Personally I wouldn’t do this to a family but as has been said here above, it’s a business transaction at the end of the day.
Are you a first time buyer? If so, you may need to be flexible as completion dates regularly get delayed due to unforeseen issues. If this is the house for you, then a month or two wait is not the end of the world, even though it must be annoying.0 -

I’ve just driven past the house on the way to the tip! She does appear to be having a clear out. There’s a horse box there being loaded up with her belongings. I must say it’s made me feel 100 times better. Perhaps she will genuinely allow us to complete on 31 July regardless of her purchase plans1

To be honest, it's extremely common for people to say they'll go into rented or stay with family then find somewhere to buy and delay the chain. Most of us seasoned house buyers know to take it with a pinch of salt.2024 wins: *must start comping again!*1

You could say completion 31st July or a reduction of say £1k for every week after. See what they say? Might push them to pull their finger outAn answer isn't spam just because you don't like it......0

My solicitor has chased for exchange this morning to be told "we aren't ready" This is beyond frustrating and only demonstrates that the seller won't commit to the completion date suggested. I know it makes sense for us to just wait, but I am so annoyed that someone can just change the goal posts like this right at the very end. A bit of transparency along the way would have been nice!! I hate this limbo period! Do we pack our stuff and make moving arrangements or not? Just makes me lose all momentum0

I think you're going to have to accept there's no way in hell you're competing end of July. Even end of Aug is optimistic. If you keep feeling like this over it, you're going to make yourself ill.
I always say on here that the only thing that causes grief, rows, tears and anger when moving is unrealistic deadlines. Yes they moved the goalposts, but it's very common to do that.
You have been given some ideas and suggestions on what to do. I do think you'll be better off just accepting the delay.2024 wins: *must start comping again!*1 -
