Hi there,
I'm looking for a little advice please when looking for a mortgage.
I split from my husband at the end of 2015 - he had really poor credit so that meant car loans, credit cards....everything went in my name. He said he would help me pay off bills we'd run up....but low and behold he rode off into the sunset never to be seen again. I had a CCJ registered against me in 2016 for £7542 that I couldn't afford to pay and couldn't afford to pay anything towards because of all the other bills I was paying. I also ended up with a few defaults, but since 2016 I have been trying to claw my way back and have finally got to a position where all I have left to pay is £66 for Npower which shows on my credit file as a default. I have been speaking with NPower to clear this however the account is dated 2016 and they're struggling to find it. I'm waiting for a call back from them. And the CCJ for £7542. I have been saving a little bit here and a little bit there and have managed to save enough to pay the CCJ in full. (I didn't want to make a payment plan to pay it originally as I wasn't sure I could stick to the payment plan with all the other bills).
I will be paying this CCJ off this weekend :-) and hope to have the Npower default sorted for £66.....yayyy!!
I have a great job, I'm now on decent money. My partner, I have been with a couple of years has just sold his house with his ex wife and has excellent credit......long story I know, but my questions is, with my chequered past - but satisfied, an £80k deposit and looking to buy a property at £400k and my partners excellent credit, whats the chance of us getting a mortgage, bearing in mind I'm looking for one ASAP and the CCJ will only just have been cleared. We've been told affordability with what we earn isn't an issue. It's just that we live in a one bed flat in London with 2 kids (my partners kids not mine) and if we can't buy a house soon I think I'm going to stir crazy!!!!
Thank you

You will need to use a broker and one that specialises in adverse history but it is not impossible if the your OH's earnings and clean record are good enough.0
