Scenario 2
Couple aged 43 and 46 would like a mortgage
20% deposit
Mr is in 46k a year and has annual bonus of 12k a year
Mrs is currently furlowed on 24,000 but normally earns 30k
They will be letting out a property which they currently live in. Mortgage of 500 a month, rental of 1000 a month
They have debts of 300 a month car finance and 10000 on credit cards.

How much will the following lenders lend as their maximum (affordability calculators are all online)

Last scenario and then will let fred get on with his advising. As there is no need for advisors and everyone can diy it themselves with a best buy table this should be easy peasy.
This was a real one and the person approached me from here and they are about to complete on their new home.
Client 1 lives in Abu Dhabi
Client 2 lives in Dubai
Both british nationals
They want to buy a residential property in Scotland with land. Their brother will live in the property for 2 years and then they will be moving back to the uk to take up residency.
Good incomes so affordability not an issue
Who will lend to them?
Maybe fred forgets that not everyone circumstances are 4x employed basic with no debt, no adverse and a wacking great deposit. Should only mr and mrs exceptional be able to buy a house? The best buy tables won't be able to help those who are
Self employed
Not permanent right to remain
Adverse - whether light or severe
Income stretch
Furlow
Any type or commission, bonus or overtime income
Child related income
Benefit income
Expat
Limited company
Other properties in the background
Non standard construction of the property
Right to buy
Shared ownership or help to buy
People who don't have time between the hours of 9-5 to spend 2 hours on hold to the lender (current situation)
People who would like their hand held to make sure the forms are being filled in correctly
Probably more scenarios than the above but not everyones circumstances are straightforward and there will always be the need for advice

She has made up 2 scenarios of the type of situations we brokers see pretty often and 1 real expat scenario where I have successfully obtained an offer within 2 weeks during lockdown and they are shortly due to complete (which I did charge them £499 for however due to the complexity other brokers were charging a lot more and they have referred me to many many friends who are in a similar situation as my help was such good value)
If being a broker is so easy then you should be able to get me the answers. The best buy tables are there, the lenders calculators are there. After all mortgage brokers are not needed and anyone can just get the best rate from a best buy table. Giving you the opportunity to put your money where your mouth is and prove it.
If you can't - which appears to be the case, then you admit there is a need for advisors and that advice is worth paying for when someone's circumstances are not straightforward.
If you wish to prove that mortgage advisors are not needed you have until 5pm to do so. Otherwise you will be admitting that you are wrong.3 -
