    We did a single story extension at the back of our property plus a dormer added to the back of the house to create an additional bedroom.  Total cost of the design, measurements, drawing and overseeing application to council (We paid the council costs direct) was around £1,100 from memory.  That quotes seems very expensive.  Plans were hand drawn and builder commented about the detail on the plans with all measurements.  he said you don't always get that.  This was south Essex area.

    How much? He should be wearing a mask and carry a bag with the word swag on it. For less than 1000 i had my architect draw up plans for a 3 phase renovation and extension. You should not need him to do the tendering and why site visits? If you need engineering drawings you do that as you go.

    @RaiderHammer How many bedrooms did your property have and was all that via PD?

    PD - Permitted development?  Yes it was but we got the council to confirm our understanding was correct first with a certificate of (Something) can't recall the name of it now.  It was something like £80 I think but worth it for peace of mind knowing it was legal.
    We had two bedrooms originally and went to three because of second child.

    I believe retired now but can send if you wish.  But he was only doing local work in south east Essex when I used.

    What did your extension cost ?
    Ours was going to be about 10 metres (the full depth of the building) by 3 metres (and would have been a kitchen + downstairs toilet/wetroom) but would have meant a drain and soil pipe being relocated - cost estimated at £60k !
    We started at about £30k +/-
    then £40k
    and now £60k
    he's not getting the job !

    Certificate of Lawfulness/Lawful Development Certificate application. How long ago did you do that as the fee suggests it was a good few years ago now?
