Land registry issue

Hi, not used the forum before so hopefully somebody is able to help?
My wife and I are in the early stages 📴 moving house, currently living in a flat my wife bought before I moved in.
We're about to go onto the market very soon but have discovered that for whatever reason my wife's purchase of our home was never put into the Land Registry. Is this something that we can sort or do we need to go back to the original conveyancing solicitor?
Thanks in advance

Tony

When did your wife buy? Was it before 2002?

As it is something she paid the original solicitor to do then go back and get them to sort it out.

This could be tricky.  Definitely go back to the solicitor your wife used to purchase - however, they may have destroyed their file after so many years have passed.  Hopefully they will recognise their error and be able resolve the issue for you.  Was it bought with a mortgage?  Why didn't the lender chase this up as they would hold a first charge over the property.  Does the landlord/management company accept that your wife is the owner and she pays ground rent/service charges to them?

How have you discovered this? Are you sure you have the correct title register?

But if you are certain then she will need to contact her previous solicitor to find out what went wrong and how to rectify.

Yes bought with a mortgage, repayments always made no issues there. That should mean there's a record of sale I assume?
Can't speak for the lender not sorting it out. We briefly attempted to sell 2 years ago (before birth of child) but this never came up.
My wife tells me she had an issue with the solicitor who was responsible for conveyancing at the time, unexpected extra charges for letters not written, the typical kind of delays, etc. She contacted the solicitors office to discuss/ complain and never heard back. She dropped it then, she's not the type to complain, I'm more the one to rattle cages in the family.

Haven't paid for the title register yet as on the gov.uk check site the last recorded sale is 2006.

But are you sure you're looking at the correct property (and the correct interest e.g. if it's a flat then it will have a leasehold title but there'll probably also be a registered freehold title for the block).

From past experience here, people are more often doing their searching wrong than finding fundamental problems with past transactions not being registered.

I'll double check again but it's definitely the correct address I'm looking at. Am I looking at the wrong website?
