Do I wait until mortgage decision before starting conveyancing?

    leftism - Having to do some soul searching - what would be more devastating? Glad you are having some courage and getting on with it. Would love to know how you get on with everything! (I am seriously nosy haha)

    I am also a FTB buying a property in probate. Luckily we’ve had a firm
    mortgage offer with a 10% deposit through TSB. We’ve instructed a solicitor but have asked them
    to hold off doing anything until probate has been granted. The EA said our solicitor won’t be able to do anything until then anyway. At least if there’s any problems with probate we haven’t then lost the solicitors fees. Although we have paid £650 for a survey. Just to give some context they started probate in Feb/March and we had our offer accepted in March but there’s still no update as to how long it will take.

  • Our solicitor only started the conveyancing, searches etc when we received the mortgage offer. They were pretty firm about it actually, I guess they didnt want us to lose money in case we don’t get an offer. Good luck.
