Just to update you, I spoke with a surveyor to ask their advice on the specific property. They said it looked to be built in the 1900s, which tallies with what the owner said. They recommended the homebuyers report in my case, which is what I’ve gone for.Thanks to everyone who responded. I will let you know how I get on (if not too depressed by the results!).2

I’d recommend a couple more things while your at it. A plumber in to check the boiler over and a good electrician to do a condition report. Had I done this with my house, I’d have saved a few hundred on having to get a few electrical gremlins sorted. Just my two cents. Hope you find them helpful1

I said I’d come back and update you. I had the homebuyers report completed last week and feel I made the right choice. There were some other assessments recommended i.e boiler and electrics which I’m considering. Thanks to everyone who responded.
