New Build Discount/Incentives. West Yorkshire.

Hi Everyone,
I have read the various existing posts on this subject on this forum but thought it would be good to hear recent experiences of those who have purchase a new build home. I hope I am posting this in the correct area of the site.
My wife and I have seen a new build house we like, in Leeds, priced at £465k. There are only 4/50 of this house style on the site, with 1 having sold so far. In total 44 of the homes have sold.
Having never bought a new build before I wonder if people could kindly advise:
1. How best to negotiate?
2. What level of discount or incentives to aim for in the current climate?
3. What is the typical value attributed to common incentives e.g. flooring, turf etc
4. Has anyone tried to speak with people who have already completed and living on the development to determine what discount (if any) they achieved?

You're really better off speaking to the developer, or their agent. But on the phone, not on site! (Coronovirus, don't you know!) When I bought my first new-build, we visited the site and the developer's office was in the garage of their showhome. Buying a new home was a different thing to buying an established house. There was no haggling, and I don't expect there will be any now either. Only the discounts they offer up front are applicable, irrespective of the current housing market. Sometimes builders will include turf and flooring but sometimes not, as others include white goods. Others don't. Who ever knows the value? Not me! You'll really have to speak to that particular developer.
And even if you DO speak to someone who's already bought a property (don't though, because of coronavirus) they are most unlikely to tell you what discount, if any, they received. It's not like buying a 'second hand' house because developers can and do wait as long as it takes to sell their properties. Most of them just don't need the money and won't negotiate any deals. Certainly not in my experience. Give them a call though, you have nothing to lose! Thanks for your comments MalMonroe. I have read on this forum that people have achieved at times significant discount hence my questions. We are actually visiting the development on Thursday so shall soon find out.0

I have bought a house on which they go as soon as they are put up for sale. Due to this the builders give no incentives as they know the houses will sell fast. Mind you they are good quaity and already have cookers and fridge freezers plus a few other things as standard.
