Can i rent out my flat now?

With all this lockdown going on, can I rent out my 1 bed flat or does the tenant have too many rights now i.e. being allowed not to pay rent?  If they didn't pay the rent, could I evict them or would they take over my flat until the virus goes away and rules change back to normal? Is it too risky to do it now?

    Do you think the average person is going to become morally bankrupt just because of pandemic? Sure they may be a small number but most of those will know a new tenancy starting now which they "know" will end in eviction would take an age to actually happen even without the pandemic.

    At worst maybe consider a higher deposit if that's possible and just make sure appropriate referencing and background checks are done.

    yes i don't want any old riff raff i.e. the benefit lot and permanently unemployed renting out my place... no sticky fingered kids and pets too... i want a nice young professional in a stable, secured job who can pay every month on time... not too much to ask i hope?

    You are exactly what's wrong with the private rental market. If you feel so strongly about it don't rent it out. Sticky fingered kids? Seriously? Get over yourself.

    fyi More than half UK adults are in receipt of one benefit or another, more so since covid:  You really want to exclude more than 50% of your possible market?  In addition to those getting PiP, DLA, WTC, CTC, CB, Soverign grant, etc etc etc  about a million people with a job get some HB or the housing element of UC.

    Artful: Landlord since 2000: In receipt of 6 benefits (old, aged 72..)

    My son has a small portfolio of 5 buy to let properties...during this difficult period 1 house hasn't paid any rent.
    3 are paying 50%.
    I house paid full rent 
    4 are all professional good jobs etc. 

    The one who has paid in full is a single Mum on benefits.
