Shielding is being paused from early August. You could allow the valuation to take place then, and keep your child in a different room.

Keep in mind that if the new buyer is purchasing the property with the intention to let it out, you may not have to move at all. Although you will probably need to sign a new tenancy if that is the case.
There would be no requirement for a new tenancy agreement. The existing one would remain legally valid and continue. If the new landlord wished, he could offer the tenant a new tenancy agrement, and the tenant could accept it or remain on the existing one, whichever he preferred.

OP needs to clarify if the LL is seeking to sell with vacant possession or not.

No free lunch, and no free laptop ;)

    Do we though?
Today my wife got a call from the estate agent saying that the landlord wants to sell and we are being given 3 months notice.

I agree totally with a few comments on here.  I haven't relaxed my restrictions at all.  And will continue in this way until there's an effective vaccine in place.

I'd ask the LL that if anyone from outside the close family comes in the house, will he pay to have the place sanitised as your son's need for isolation remains the same as it always was.  But I'd also be looking to take advantage of the reduced risks right now and move as quickly as possible.

I also agree that the world seems to have gone mad, one week its stay away from work, then its suddenly 180 degree U turn, everyone must go back to work, ignore the risks that still exist and wait for the second wave.

In which case, he needs to serve an S21 rather than just make a phone call. No need for the OP to make any plans until the clock start ticking.

Yes I agree with this.  If we had somewhere to move to right this second, I'd probably want to do that.  I am very pessimistic about what will happen when schools start again at the end of the summer and we head into winter.
If your relationship with the LL and EA is as good as you seem to think it is, it might be worth telling them that. If the EA can find you somewhere that you can move to right this second, and the LL is prepared to release you from your contract without the usual notice, that *might* be a way forward. Though I think in your shoes I'd just stay put myself.
