BELLWAY - commercial van prohibited ?

Options
Anyone buying or recently bought a Bellway home ? Im looking at a second hand one tomorrow for my son. He works for a telecommunications firm so he has a nice but obviously sign written transit. Ive called up a local Bellway current site ( different site ) and they are not aware but are checking. I have also contacted the estate agent who asked the vendor and they were not aware either.
Just wondered if anyone had any experience of Bellway and whether a restrictive covenant exists. Ive googled and note other companies can be tricky.

Obviously its a deal breaker, so I dont want to go far down the line if its a no can do

House was built on estate aged 2012-2014

If it's a big enough estate, can't you get an idea from looking at what other people have parked outside? Bellway aren't going to care once they've sold everything and moved on.

So Bellway have been gone 6 years?  They won't remotely care as it no longer impacts on their profits, and they are the only ones who can enforce the covenant, not neighbours or council or anyone else.

Just crack on, don't worry about it.  Although get a good survey, I lived in a Bellway flat for a bit, not the best build quality.

My sister lives on a new Persimmon site - there are several liveried transits in the area.  And one guy who regularly parks his with a small digger on a trailer behind his.
The covenant will have been put there by the developers to make sure large estates look very tidy while some properties are still being sold.  I very much doubt anyone will care now!
  • Thats excellent news !! Cheers

His exchange is only 2 miles away where lots of people leave their vans - so Ive said Friday to Monday pop it in the exchange over the weekend so its out of the way of others and yourself is probably a good compromise as whilst there were one or two vans on the estate ( not a huge estate ) there wasn't many at all - so best to keep it looking nice for all

Why don't you check on the deeds at the Land Registry if you want to be sure?
No free lunch, and no free laptop ;)

Whenever I buy the £3 thing, you only ever get the register with owners etc and reference to a transfer or conveyance.

Ive never got the full transfer deed that will contain all the restrictive covenants - or am I not asking for the correct document ?

Before you get too carried away, just read this thread about how an issue over covenants got unpleasant: https://forums.moneysavingexpert.com/discussion/6163497/neighbour-has-threatened-a-solicitor-over-restricted-conevant/p1

You should make sure you check all the covenants before you exchange. Although they are hard to enforce once the developers are gone, they can lead to problems between neighbours.

Yeah I remember that thread ! I could imagine a transit van with signs being an eyesore. I personally wouldn't like it next to me if I lived in a two bed end terrace

Our builder is long gone and we are a Residents Management Company.

There is a covenant about commercial vehicles here and I can tell you that it's a  live  issue for quite a few of the current owners. We recently had a problem with a very large electricity company van - fortunately, the guy found a convenient parking spot just off the estate so it got resolved.
