Electrical certificate charges

Hi.  I have been charged £270 for 3 bed house in Devon. I've had the results back saying it's needs 5 new light fitting because they are stretched £100 and a fee of £120 for admin and certificate.  This doesn't make sense as surely the certificate is already included in the original price. I've asked and they said it's to produce another certificate?  Any thoughts?

    Presumably it's to certify the new work after they've done it? And the initial price is for reporting on what was already there? No idea whether the prices are competitive though.
  • Standard I believe. Our electrician told us there was no point getting the EICR test done before having the wiring sorted as if it fails (and it will on any failed socket etc) you then pay the £300 charge again for recertification after it’s fixed.

    Why do you need it recertifying? It's not required for letting properties or owner-occupied ones.
    No free lunch, and no free laptop ;)

    Er yes it is, as of 1st July all new tenancies and renewals must have an electrical safety certificate, if that check brings up any 1 or 2 rated faults these must be rectified and certified anything labelled 3 is just an advisory so don't need to be done. For new tenancies the certificate needs to be given to the tenant at check in same as the gas safety and any required works completed before tenant moves in.

    How would you know what needs doing before you have the EICR done?
