Hello,
Myself and my partner are both first time buyers and are looking at reserving a plot with Bellway homes (3 bedroom semi detached). We are both new to this and I am wondering what sort of discount or incentives should we be expecting before we reserve?

Hi,
we have recently purchased a Bellway house and got quite a few incentives. I will say that it all depends how far along they have got with the development, is the development popular, is the house that you want already built etc? If the houses are selling quickly off plan then you probably won’t get too much in the way of incentives. We bought our house and it was already built, had carpets, turf, upgraded kitchen etc, then they knocked some money off the purchase price and paid stamp duty and legal fees. However they had virtually finished building all of the houses on our development and our house had been empty for a while (long story) so they wanted to sell it quickly so that’s why we got such a good deal.
you could probably get them to pay legal fees (although you shouldn’t use the solicitor they recommend) and they might throw in carpets and some upgrades in kitchen/bathroom etc. Good luck0 -
Thanks! No it’s not built yet so we would be reserving a plot which would be ready around May 2021. We want to get in early so that we can get a decent south facing garden. Taylor Wimpey is offering a 5% discount to key workers so I’m hoping Bellway can match that offer.0

Well if you tell them what Taylor Wimpey are doing then they’ll probably try and compete with them.Also on our development the minimum everyone got was £5000 to ‘spend’ on upgrades/turf etc so I presume they do that for all of their developments.0

Ask for everything, stamp duty, rear garden grass, carpets, reduction in asking price, white goods etc. You just need to be in a proceedable position. Do get your mortgage offer in principle first and have enough wiggle room on the LTV if you have to fund your incentives when/if it comes to the crunch.
When we told the lender that we have a £10,000 incentive our mortgage offer got reduced by £10,000 - and it was absolutely nothing to do with incentives, they said.
And expect to fight hard for your snagging to be sorted, if they are still building near-by expect also to be disturbed ever morning at 7:30 by contractors vehicles idling, chatting, throwing litter on your front garden, herras fencing falling into the road close to your vehicles, as Bellways cannot secure their herras fencing properly. Just some of the delights we are suffering at the moment - threaten going to the newspapers is our next step. Good lucks.1
