According to some posters there is always "pent up demand" and houses are always "flying off the shelves"...........usually where they happen to live, after a while you learn to take it all with a very large grain of salt.TheMole2020 said:

You are lucky that ‘all’ the estate agents have told you there’s pent up demand. Not the case where I live. And I am watching what is happening around here very closely, believe me.
We will drop the price again in a matter of weeks if nothing changes.
We don’t believe it is to do with poor pix or presentation, we have sought views from a number of uninvolved people to see what the comments are. All say lovely house, nicely presented, looks attractive, lovely area etc etc.

OP - I think you need to offer it at a very attractive price rather than a “fair” price if you want to sell now. If it hasnt sold by now its overpriced.My mate is selling a house ( similar circumstances but mortgage paid by ex) Its been on the market almost 2 years now ! On and off with different agents. She will not take advice to drop the price !! She says she needs a certain amount to be able to buy again - but if a place is not selling, no move takes place !1

Never mind "Don't mention the War;" it's now "Don't mention the house!"

Auctions are scary, I have been to many when I lived overseas snd selling that way was the norm. The fear is that you don't get a buyer and knowing what reserve price to set. In the UK it's cash buyers and most are looking for a deal so I would use that route as a last resort. I was a cash buyer for my last house and looked at a property up via modern method of Auction. Took one look at the fees I had to pay and immediately discounted the price I was willing to pay by that amount. Basically it is a way to shift the very high agents fees to the buyer and I thought no way.
I suggest you do your research on auction houses, check fees very carefully, then if you need to you are ready to go.

Which is why you see the same old houses stuck on the market, whereas the new correctly priced houses actually sell.
