I wouldn't use the cheapest firm out there. Learnt that lesson.0

Take the risk and instruct anyway. Most you may lose out is initial £300 for searches.I did just that and it’s paid of for me.I instructed solicitors end of May on a house I had offer accepted on. I had no mortgage offer let alone a DIP!To buy some time I used the EA recommendation of solicitors mainly to distract them from asking for my dip .. it worked!After small blip with vendor And 4 weeks from instruction of solicitors I had mortgage offer sent to them and all searches and enquires on draft contract done.Today title report etc has been sent out to me so I assume I’m close to exchange and sending deposit to them0

I've avoided the cheapest and went for a solicitors that receives decent reviews, which charges slightly above the average price I was finding. Hopefully, fingers crossed, it will progress reasonably considering the current climate. At least I can relax now, there is not much else I can do.
What I found strange was at least ten known firms quoted around £1300 on the Compare and Convey website, yet when approached direct, quoted up to £800 more. I'm hoping its just the way they attract new business and not a sign of a two-tier service.
