    I would advise her to wait until the divorce is finalised as the house could be a martial asset and her husband could have a claim.

    Definitely finalise the divorce first.  Has she got a deposit saved to put down on the house she has made an offer on because if she has then that itself will be a marital asset until everything is finalised and they have a clear financial break.
