Thanks everyone for your responses, our house goes on the market in next week (getting id's done before going live), its for first time buyers, according to our EA should sell pretty quickly. The area we are looking to buy into is a small village, even in that village, some specific streets where we're interested.
Having read all your experiences, it shows that although this is the first property physically viewed, after researching online for few weeks, seems like a good deal.

We moved to our current place 3 years ago. It was the first one we viewed, although we did look at others, then have a second viewing here before making an offer. Of course, that might not have been possible if the market was moving quickly, but it wasn't (not for the type of thing we wanted anyway).It's not difficult!
