What’s the best thing to do with money from the sale of a property?

    Weigh up how much money you will spend renting for 2 - 5 years, which you won't get back, compared to how much you would have paid off a mortgage over that time.

    What happens if prices stay the same?
    What happens if they don't dramatically fall then go up over the 2 - 5 years, will you be able to afford to buy in the area you want or are you happy to move to other areas that would be in budget?
    What happens if one of you loses your job or can't work, therefore mortgage affordability isn't met?

    Not to dismiss your idea, but to make sure you have covered all possible angles.

    I know someone else has made this point, but don’t plan on predicted falls in house prices. I started house hunting in 2009 and I couldn’t find anything till 2011. Yes there was factually a big house price drop, but the number of houses on sale had plummeted because people did not want to lose money, and many houses were on sale with no real drop in price. So I suspect the statistics reflect only houses that actually sold, and says nothing about reality. And experts are rarely that, at least in economics and the house market. Hang on to the house, save the money that would have gone on rent, then trade up.
