Uk holiday cancellation with no refund offered

Hi, I’m after some advice regarding an advanced holiday booking. We booked a house for 3 families to share this year for a wedding in July In Cornwall, due to restrictions the wedding has been postponed for 12 months. I have tried to cancel the booking, as in the last email communication from the hotel it’s stated that the booking was a flexible booking and could be cancelled upto 48hrs prior to arrival. The hotel have just said in a telephone conversation that this was an error and as per the original terms they will not refund. Has anyone had similar? Or resolved ? as a house full of key workers and no breaks since the covid outbreak we really could do without the extra stress

What do the booking terms state? as that are the terms when you booked it.

The terms state non refundable when we checked again today but this is different to the email they sent after the terms had been sent when I paid more money before Covid.0

The email states I can cancel with 48hrs notice. I also initially booked over the phone and only had any terms sent over with the booking confirmation.0
