Moving house and benefit changes

Hi all, looking for some advice and hope you can help. 

My father is currently in receipt of the following benefits; Universal credit, PIP, ESA and Child benefit. He has been classified as being unfit for work.

Due to personal circumstances we are looking at moving house in the near future. We currently rent through the council (in my father’s name), although I am looking at buying a house (in my name) and having my father and 17 year old brother move in with me. However, (it is such a confusing issue), could someone please explain what implications this may have on my father’s benefits?

I am not sure if I would be able to rent out a room to my father, and therefore he can continue to claim the housing element from Universal credit? I do not believe this is possible though, and would any of his other benefits be reduced? Also, would it make a difference whether the house was bought outright or a mortgage was taken out?
