So, on Friday (very late afternoon) my solicitor sent me through all the important stuff that I need to sign and return (some have witnessed).
1). Leasehold Property Report. Please return one copy of the filed plan signed and dated by you both confirming the boundaries are correct.
2)  Contract for signature. Please sign where indicated and do not date the document. this stage. Although you are signing the contract now, it only comes into effect when contracts are actually exchanged.
3). Authority to Exchange Form. Please sign where indicated and date the document accordingly. I will not proceed to exchange of contracts without first obtaining your verbal confirmation.
4). Transfer Deed (Form TR1). This deed is sent to The Land Registry following completion.  Please sign where indicated and arrange for your signature(s) to be witnessed.
5). Authority to submit SDLT
So, I have items 2-5.  I cannot see that a copy has been attached of the Leasehold Property Report containing the filed plan that I need to sign and return. What om earth should this look like?  I mean, I have a copy of the lease from about 4-6 weeks ago that I was sent that includes a copy of the Plan, though it isn't headed as such as being a land registry document with the supporting land registry number/code.  I did think about signing and returning that, since she said I need to return all this as a matter of urgency for Monday, suggesting even to send out as Special Delivery on Saturday to ensure it arrived there on Monday since we are supposed to be completing next week.  :/

However, I didn't feel confident to return everything when I don't have everything to return, and it isn't much good me returning something 'I think' should be returned instead that wasn't included, even if I think it might be what is required?   I tried to ring her at just after 5pm, and obviously expected to not be able to get through at that time, but given the documents were sent to me at 3:30 pm and it took me some time to print off, make sure I understood it all....I found it a little bewildering how on earth I had any time to contact her in the event I don't fully understand everything to be sent (which was also stated on the letter) when there was no time to do so that wouldn't now cause this inevitable delay.  Sigh :(

Phone call tomorrow morning I guess.

Should have emailed as she probably checks them from home.

Is there not a plan somewhere, probably with something outlined in red of what you're buying? There's always a chance she didn't send it...

That sounds like what the solicitor is asking for a signed copy of.

I think what the solicitor is saying is...

"It's really important that you look at the lease plan, and make sure you agree that it matches what you believe you're buying. i.e. Make sure that all the areas you were shown during the viewing really are part of the flat you are buying.

In order to put my mind at rest, please sign a copy the plan to say you've checked it. I'm not going to do anything 'official' with the signed lease plan. It's just that if you sign it, I know you'll have looked at it - and that will make me happy."

But obviously, you should phone your solicitor and check.

This is one of the most important things you need to confirm with your solicitor.

We often have threads here where it turns out that people thought the boundaries were different to the reality - and then they jump up and down and get excited, when a simple check of the plan pre-exchange would have resolved it.

Remember, the solicitor never ever visits the property.
