I don't know who you think I am, but you are wrong. Anyway, insead of trying to dodge the question and typing "LOL" are you willing to admit you've been wrong about a crash for a long period of time, and that even if one happens eventually you have hardly been clever in predicting it? I would rather see his answer. I'll put the question to him again, have you been wrong about a crash for six years? I don't have any evidence in front of me for what may have happened for more than six years, just cast iron evidence that he has been wrong for six years, so I don't want complicate my simple question. I ask it knowing full well there is one, true, well documented answer just to see if he has the integrity or the courage to answer it instead of dodging desperately.AdrianC said:

I am no expert but I too doubt the "she's already exchanged" part of this story. More likely is that she's been offered a decision in principle some time back for X amount, and now she's applied for the actual mortgage the amount the lender will give has been reduced.
This exact scenario happened to me back in 2015. I applied for a £200,000 mortgage on a £250,000 home and this was accepted in principle (AIP). After the building society's underwriter looked at the details I was only offered £191,000, so I had to come up with the additional £9,000 (bang went my furnishing and redecoration budget)!

if one predicts it will rain, they will be right.... eventually.

The object of the question is that it should be put to him every time he posts. He will try and change the subject, don't let him, ask it again. Then he runs away. If everyone follows this course and doesn't get sidetracked eventually he will stop posting.0
